Land & Real Estate

We aim to keep deals scheduled for your ease of access (i.e. so you can book all viewings at one time, saving you time). Ideally, to get the quickest sale and attract the most serious buyers we send deals instantly or as soon as possible.

If your budget is higher or you are bulk buying/taking on more properties than the average investor, it’s a good idea to let us know when signing up.

This way we can cater to your requirements and update you as and when is best for your workflow in  a way which doesn’t waste our time and effort or gives any customer an excuse to say their experience is anything but amazing.

We source and sell tailored property, land and development deals in the United Kingdom.

Remuneration (per property) of 5% of the agreed sale price of the Property will be charged (plus VAT), 25% of the discount provided by the landlord (whichever amount is the higher), if at any time contracts for the sale of the property are exchanged:


25% is paid on exchange of a signed option to buy agreement. 75% on the exercise of the option to buy agreement.

These are only guideline prices and the actual price is confirmed with each deal package.

Please note – we do not provide full details as part of our non-circumvention policy, and to avoid the landlords receiving spam from eager investors which legally sabotages their service provision.

 

We typically provide the area (minus full address), the condition, the type of investment opportunity, the ideal asking price from the landlord, and room measurements or floor plans, if available. We do not provide any investment or financial advice – only estimations based on public historic data (e.g. similar deals within the same area). We are advising investors to carry out their own due diligence before closing as to not waste any time, labour or resources.

 

Full instructions on next steps are made available after a full vetting of each landlord and investor. This includes all terms agreed, POFs and our marketing fee in place before we can send any properties.

 

After an investor viewed and come to a decision, we require both parties to sign a basic lock-out/option to buy agreement in order to proceed as a sole prospect and block out competing investors, there is a non-refundable reservation fee of 25% (of our final sourcing fee). This lasts 14-days and if accepted, we charge the remainder on exchange of contracts, i.e. exercising the option/completion of the deal.

A sourcing agent needs:

All of which you’ll be glad to know we have plus more; in fact we haven’t even posted all of the certificates we have as to not attract too much copy cats. We are always updating our page with more, and we have an amazing blend of skill, expertise and experience.

This allows you to be fully covered if things go wrong, which we take all measures possible to prevent including virtual viewings, secure payment procedures which are buyer’s protected and look for exact-match deals as much as possible.

In short, virtually, yes you can!

However, it’s important to note that we do not hold any client money as a property search agent so we don’t do holding deposits. So while some may get a thrill from packing their calendar with zoom calls and appointments – the world is clearly evolving and avid investors are focused on the numbers and moving quickly, and thus will automatically raise their chance of securing the deals by a good 90%. There is a limit of 5 individual deals per investor to prevent time wasting and drag-around’ers.

We require signed terms, an ID, and a recent POF (which matches your budget) to be verified by our team before you can be considered or shown any deals.

There are ways of ensuring extra security for both parties included escrows, and to view the property in-person for a small fee with a DD  period to make a decision.

Simply put, we are holding our viewings virtually, and requesting professional setting up, floor plans and more for each deal. It’s free to view properties, but we have policies for how many viewings are allowed.

For in-person viewings, we will charge a fee to the investor for an agent to attend your viewing at a fixed rate, up to a certain amount of hours.

There is no way to give a guaranteed response. Each investor has different criteria and thus even for those with grey areas, if the room measurement requirements are different for example, this makes a solid deal for invest “A”, fall out of another investor’s criteria altogether; thus requiring more marketing. It’s very important to be as accurate as possible on whether you are truly flexible or not. To give a ballpark figure, usually between 1-3 weeks for very general criteria or more for detailed needs.

Be aware that we send deals which match, so we may find many deals which we just couldn’t send you. This is natural and patience is the key.

We are not FCA regulated, and as a result, we are unable to offer financial or investing advice to investors. We post basic information on using industry standard sources of historic data (e.g. Zoopla, Airbnb, search engines etc.), but this must still be verified and carried out by the landlord or investor. We are not responsible for the accuracy of financial forecasting from say, the asking price vs the rental income capabilities, and so forth.

It isn’t an offer to participate in any form of collective investment scheme as defined in section 235 of the Financial Services and Markets Act (2000), and our investors won’t have access to the FSCS or PRS on this basis. Our deals are purely for potential buyers.

All legal, commercial, or tax advice and measures must be carried out by yourself, or one of our authorized partnered before entering into any legally binding terms with a landlord or investor.

In general, it’s not something we do. This is because we operate nationwide and online, so it would be near-impossible to cater to every investor who wanted to meet and it would slow us down drastically. We offer email, chat, phone and sometimes video calls for serious prospects who are signed up and ready to go.

We are a small unit of highly skilled, very smart (and hard working) professionals and we plan to make every move possible to make our service run faster, easier and smoother for ALL of our landlords and investors.

So, here is the process:

Sign up, read and agree to our terms of service, submit your properties or criteria, pay the marketing fee of £395+VAT, give us consent to begin marketing – then get out the way!

 

We specialise in off-market deals, but we do keep an eye out for regular deals for regular criteria and strive to get a nice discount where possible. In return, we help landlords to acquire their next deals moving forward and snowball their portfolio growth and optimisation so everybody wins in the long-run.

We aim to remove as much pain and friction from investing and selling, as well as to create a truly passive income for our users who typically began investing in property as a way to become financially free as well as free of work and labour.

More often than not though, this is far from how the game goes for them before now.

Our systems are so unique that our competitors would need to remodel their entire company, fire many people or make many mistakes, often at a higher level where there is much more to lose.

Newcomers will have to cross all the same bridges we have, which we have not yet disclosed. We have plans of releasing a book, movie and musical very soon for our investors who are interested in knowing our story.

We source mostly common properties including houses, BMV, HMO, and developments. But we do not focus on certain types of properties run-down, polluted or problematic properties, and we tend to avoid deals like massive hotels and resorts although we sell them if we receive them as a direct mandate.

We ideally do not source for resale or co-sourcing daisy chains, i.e. you must be acquiring the property for yourself, or own any property you are submitting. Unless it’s a VERY large deal and the agent is a key partner who’s directly mandated.

Yes, it’s important that we carry out all necessary checks to ensure the safety and security of all of our users. We’re supervised under HMRC’s Anti-Money Laundering, which means we have a duty to carry out certain prevention measures in regards to money laundering, transfer of funds, and terrorist financing.

For landlords:

You need an EPC, proof of ownership to show you are authorized to sell the property, and an ID. 

We do not refund any form of buyer’s remorse or unreasonable justification. The only time we could authorise a refund is if a solicitor or surveyor/representative finds a problem with the property (or investor) which dramatically increases the risk, cost or causes a deal-breaker. In this case, we will cancel the reservation fee if mentioned before paying, if upon inspections you decide you cannot resolve this through re-negotiation.

This decision must be authorized in writing.
